Senior Project Manager

About the job:

  • Analyze DOB & other Municipal Agency Objections on submitted construction filings in order to best obtain approvals, including finding design deficiencies, re-strategizing large projects, and advising design team and client/contractors on changes required.
  • Attend Plan Exams with DOB for New Building, Alteration Types I & II applications. Attend any other project pre-meetings with DEP,OCMC meetings, construction inspections or SWO/vacate rescind inspections.
  • Review filings to DOB, FNDY, DEP, DOT, as prepared by Project Managers, including quality control and ensuring strategic implementation within open projects.
  • Conduct research and prepare best strategy for new and ongoing projects, including risk assessment and reorganizing courses of action as needed. Ensure ongoing best practices within open projects to best and quickest attain end goal.
  • Attend and lead project meetings with internal staff, clients, or vendors related to project design, progression, and construction.
  • Manage two Project Managers, including answering open questions, conducting quality control on open projects and work, and leading any training or team development as needed for open project items.
  • Requires 3-5 years’ experience in a field working directly with DOB.
  • Intake of new projects for returning or first-time clients, including all research needed on property/code/zoning, communicating with the client to ascertain their desires/end goal, and come up with proper course of action to give over to PM handling new project.

Requirements: 

  • Proficient in Microsoft Office
  • Project Management Software experience is preferred, but not required
  • Learning and becoming fully comfortable with Cavalry’s Project Management software which manages and tracks all open and pending projects
  • Leadership Skills to enforce and develop protocol employees
  • Communicate and mentor Project Associates (minimum of 5)
  • DOB approval experience required
  • DOB filing and permitting experience required
  • Regulatory code analysis skills
  • Strong critical thinking skills

Salary Range:

$90,000 – $125,000*

  • Review and analyze DOB & other Municipal Agency Objections or comments on submitted construction filings in order to resolve objections and obtain approvals.
  • Prepare for and attend Plan Exams with DOB for New Building, Alteration Types I & II applications.
  • File and submit applications to DOB, FNDY, DEP, DOT, etc. as needed for development projects. Obtain necessary permits, as well as signoffs and Final C of Os.
  • Conduct research and prepare best strategy for new and ongoing projects, including risk assessment and reorganizing courses of action as needed.
  • Prepare for and attend project meetings with internal staff, clients, or vendors related to project design, progression, and construction.
  • Manage two Junior Project Managers, including answering open questions, conducting quality control on open projects and work, and leading any training as needed for open project items.
  • Requires at least 1 year experience in related field working directly with DOB, or 2-3 years experience in a related field that can be applied to working with DOB.
  • Develop and apply learning about NYC building code and zoning requirements in all open projects to better progress approvals and construction, implement strategy, and support the end goal of projects.

Architectural Designer

Architectural Designer 150 150 Cavalry Associates | DOB Approvals, Permits, Logistic plans, Major Construction Submissions

Seeking experienced personnel to work closely with the current architectural and engineering team to develop and execute the technical aspects of our projects. This will include generating and developing the following type of documentation and plans for a variety of projects:

  1. Schematic and Design Development Deliverables
  2. Architectural Construction Drawings
  3. Building Code and Zoning Compliance Drawings and Documentation

This position will work directly with supervisors as well as engineering and expediting staff to meet clients’ goals at all phases of the project and will provide the opportunity to gain the experience needed for promotion and licensure.

Skills and Qualifications Required Include:

  1. Strong critical thinking and spatial problem-solving skills.
  2. Clear written, verbal, and visual communication skills
  3. Strong code review and analysis skills and the ability to document compliance of projects.
  4. Ability to work in a collaborative environment managing delegated tasks and production effectively with other members of the team.
  5. General understanding of structural, mechanical, and plumbing concepts to facilitate coordination and anticipate conflicts.
  6. AutoCAD and Revit knowledge are a must and should be represented with sample work or portfolio. A skill test will be required for demonstration.

Education and Experience Requirements:

  1. 5 years of experience on projects within NYC.
  2. Bachelor of Architecture or Master of Architecture degree from an accredited university.
  3. NCARB AXP membership and progression toward NYS Architectural license preferred.

  4. NYC Energy Conservation Code

Cavalry Associates is actively looking to hire Building Systems Designers/Engineers to join our rapidly growing firm. The successful candidate will be a highly motivated team player who is communicative and efficient. The engineering designer will work with the architectural and engineering team to develop construction documentation and plans for:

  1. HVAC Systems
  2. Plumbing Systems
  3. Fire Protection (Sprinkler, Standpipe, and Fire Alarm/Detection)
  4. DEP Filing sets
    1. Site Connection Proposal
    2. Cross Connection Plans
  5. Filing Sets for: Builders Pavement Plans, Curb Cut, Construction Fence, Street Trees, Tenant/Occupant Protection, and Site Safety

Requirements:

  • Bachelor’s in Mechanical or Civil Engineering
  • AutoCAD proficiency
  • Minimum 2+ years of working experience
  • Successful completion of the Fundamentals of Engineering (FE) Exam
  • Strong critical thinking, adaptable, detail-oriented, organized, and eager to learn
  • Ability to perform comprehensive code review and analysis
